A vision for the cornish town that embraces its industrial heritage and provides for its Future
Economic and environmental sustainability are at the heart of the plans for the Cornish coastal town of Hayle.
Respecting the town's industrial history and fishing community, the proposals wrap good-quality, low-carbon, housing around a core of dockside amenities on the north quay, complementing our previous work on south quay, and extending to east quay. Waterside and harbour improvements include a pedestrian bridge linking the quays, fisherman’s sheds and a water sports centre and slipway. An arts centre and leisure facilities will drive the local economy.
The current and future operation of the harbour and the use of the quayside, shaped our thinking, creating a lively and coherent vision that is sensitive to its UNESCO World Heritage Site location.
Wharfside Living
The first and largest phase of the regeneration is the redevelopment of North Quay, a former coal wharf, as a network of harbourside homes, shops, restaurants and workspaces.
An intricate network of narrow lanes weaves between the buildings, referencing the network of railway sidings that historically served the town's industry.
A rich mix of around 500 townhouses and apartments look out onto the quay and a public square that will be a focus for community events. This area will also provide improved facilities for harbour users and the fishing fleet.

Engaging with the people of Hayle and stakeholders from further afield has shaped our work. We have undertaken intensive programmes of stakeholder engagement, orchestrating workshops with officers, members of Cornwall County Council and Hayle Town Council, English Heritage and local groups as well as UNESCO and ICOMOS. These conversations have fed into the scope of our designs to ensure that the evolution of the town is sensitive to its history and prepares it for its future.

A future phase of work at East Quay propose a filmhouse and art gallery as the focal point for a creative community of workshops.
Waterside and harbour improvements include a new footbridge, a watersports centre and slipway improvements, new quayside toilets and showers, improved facilities for local fishermen, wharf extension, dry berth facility and additional moorings which together will help to deliver jobs in industry, and the knowledge and service sectors.
Homes with a view
Above North Quay, an area of larger detached and semi-detached homes is embedded in the dune landscape, with light and airy living spaces and dramatic views of the Estuary.
A former industrial yard is reimagined to create a sheltered subtropical garden and the soft vegetation of the hilltop will flow down over the south-facing escarpment to form a lush and sheltered environment.
