Our masterplan vision was to create a community that reflects the traditional London village neighbourhood through a hierarchy of major public spaces and squares, a network of connected streets, new homes, new jobs, public realm, and community facilities.

This significant urban site was the first of the GLA disposal sites - formerly the main training facility for the Metropolitan Police and will ultimately be built out over several phases with approximately 3\,000 residential units and their supporting infrastructure.

A central focal avenue connects the neighbourhood, linking the tube and Colindale Avenue through to Beaufort Park and the FCBStudios designed RAF Museum at Hendon.

The scheme establishes a sequence of London Squares that provide a variety of places and addresses along the Avenue, culminating in Peel Park at the heart of the site. A range of building typologies characterise the scheme from two and three storey terrace houses, apartment buildings, mansion blocks that face onto the Park and taller residential towers that mark key public spaces.
