Paradise se11 tops out

Paradise SE11, a healthy and sustainable workplace for Bywater Properties, topped out yesterday when the design and construction team gathered together to used a special commemorative mallet to install the final piece of timber to the mass timber structure.

The CLT and glulam structure now stands proudly, a testament to our collective effort and a significant milestone in this project. Being a part of this endeavour, advancing within the forefront of mass timber projects in London, sincerely fills me with gratitude.”

Setting a new benchmark for future developments, the structure will lock away nearly 1,900 CO2e for 60 years, helping to alleviate global carbon emissions.  From the outset, the project has aimed to set a new benchmark low-carbon office workspace, whilst supporting the health and well-being of its future occupants. It has achieved of BREEAM ‘Excellent’, WIREDScore ‘Gold’, WELLCore ‘Gold’ and is targeting an Energy Use Intensity (EUI) 50kWh/m² and embodied carbon of 475kg CO2/m² - easily meeting the RIBA Climate Challenge 2030 targets.

The glulam and cross-laminated timber structure is designed for flexibility and long-term adaptability, incorporating natural materials, optimising interiors for building users, and ensuring high-quality views and maximised daylighting within a constrained site. A whole-life approach has been taken to the building, which is reflected in the careful consideration given to the end-of-life strategy, such as connections for the structure allowing for easy disassembly.
